Kokapet is a new city with running projects believed to equal workspace comparable to rest of Hyderabad’s in future. The area is regarded as a new growth engine for Telangana’s IT sector. Kokapet land rates are top of the chart among other costly areas in Hyderabad.

Background of Kokapet

Kokapet is a village in Ranga Reddy district falling under Gandipet mandal. Further down Gachibowli and Financial District on the west of Hyderabad, The suburb has become one of the most preferred residential destinations to buy and invest among the white-collar working population of Hyderabad.

90-million sq ft workspace in the Pipeline

In July 2019, the Telangana government announced the development of a new city with the motto ‘Rise Infrastructure Hyderabad – Enhancing Liveability’ in the region known as the ‘Golden Triangle’. The Golden Triangle starts from Kokapet, Mokila to Muthangi Outer Ring Road, making it a triangular land mass. The area will accommodate a workforce of 5 lakh on its 90-million sq ft workspace. To put this in perspective, the entire city of Hyderabad has a workspace of 110 million sq ft.

With a huge land-bank of 466 acres, Telangana government is developing the area on a mission mode approach. The government is planning to build robust public transport for the suburb. Also, adjacent residential areas at Tellapur and Mokilla will have LRT, BRT or MRT connectivity from the last metro station to Kokapet.

Telangana government has plans to propose the development of an integrated township on a novel ‘walk to work’ concept. According to this concept, the office space would be within the vicinity of the upcoming residential abode in order to reduce the need for travel and thereby reducing the traffic. As per the new Municipal Act, wherever 100 or more acres are available under the HMDA and 50 or more acres are available under a municipality, the government will encourage developers to set up such townships.

Many companies have already started moving their offices to Kokapet, making it hot-bed of real estate activities. The area is more of an IT infrastructure extension of Gachibowli-Nanakramguda-Madhapur corridor.

Golden Mile Road Kokapet

The HMDA, erstwhile HUDA, had auctioned 70 acres in Kokapet village of Rajendranagar mandal in July 2006. HUDA, the name synonymous with Hyderabad, had invited bids for plots of about 5 acres each in this landmark project, the HUDA Golden Mile. The auction had fetched HUDA Rs 703 crore, including Rs 14.5 crore per acre for a five-acre plot. The bidders had paid Rs 435 crore upfront to the HUDA.

Neopolis Kokapet

Recently, Telangana government has taken up development of a greenfield township district in Kokapet by the name Neopolis. The layout has infrastructure such as roads, electrification, street lights, sewage drains etc.

Thirteen plots of Neopolis were auctioned in July, 2021. Eight plots measuring 49.92 acres are in Kokapet and five land parcels of up to 15.01 acres were in Khanamet.

The land will be used to build spaces such as offices, commercial complexes, recreational purposes and also for residential use. There will be no zonal restrictions.

High rise towers will come up at Neopolis Kokapet because of its unlimited Floor Space Index (FSI) policy.

Kokapet Land Rates

Kokapet land rates have significantly risen after the recent auction of lands in Neopolis Kokapet. The Kokapet plots for sale in the market have touched as high as 2.2 lakh per square yard. Also, the entry level price for Kokapet plots for sale in the area start from 1.5 lakh per square yard.

Key Highlights and Developments:

  • Outer ring road passes through Kokapet making road connectivity to Rajiv Gandhi International Airport hassle free.
  • It connects well to the main city and features wider roads with an average width of 40 meters.
  • It is closer to Osman Sagar Lake which is surrounded by lush green cover. About 20 km along the Kokapet stretch there is also a bioconservation park too.
  • It has an abundance of world-class establishments such as educational and healthcare institutions, shopping and entertainment hubs, etc.
  • Public transport such as MRT, BRT or LRT connectivity will be provided from the last metro station to Kokapet.
  • Big residential and commercial players have acquired lands in the recent auctions. For instance, Prestige Group has acquired 14 acres of land in Kokapet for Rs 200 crore for a mixed-use development project. Also, Rajapushpa Properties and Rajapushpa Realty, Aqua Space Developers, Hyma Developers, Prestige Estates Projects, Varsity Education Management and Satyanarayana Reddy Manne acquired 49.92 acres in Neopolis Kokapet auction.

SAS Crown:

It is the tallest residential skyscraper in South India. These slender 57 levels high rises have 237 residences spread across five towers. It offers 25 duplex apartments situated above the impressive 200-meter mark.

Poulomi Palazzo:

It is a luxury residential project in Kokapet. It presents 145 units of 4BHK apartments. The single tower project rises impressively at G+55 floors, spanning 4.6 acres with 75% open space.

Rajapushpa Pristinia:

This project is spread over 12.1 acres of land, with 80% open space. The project has six towers of 38 to 42 floors each, with a total of 1782 units. The unit sizes range from 1380 sq.ft for 2 BHK apartments to 4595 sq.ft for 4 BHK apartments.

North Star Allura:
