Required Documents

After filling out the application and making the necessary payments, the next step is to submit the application along with all the required documents to the concerned authority. The documents that need to be submitted along with the application are:

  1. Layout Application in Annexure-A duly signed by the Owner, Architect.
  2. A site plan is drawn to a scale of not less than 1:1000 showing all Physical details of the land, boundaries of the land, the surrounding existing layouts/ lands, and existing approach road to the land where the layout is proposed
  3. A Layout plan drawn to a scale of not less than 1:500 showing boundaries of land, proposed number of plots with dimensions and area of each plot, alignment, and width of proposed streets/roads; dimensions and areas of open space provided.
  4. Certificate of undertaking in the prescribed form, jointly by owner and qualified surveyor/ engineer for carrying out the development works as per standards
  5. Ownership documents of the land.
  6. Encumbrance certificate from the Registration Department
  7. Certificate of demarcation of the site by Assistant Director, Survey and Land Records Department

Step-wise Application Process:

The application process for DTCP layout approval in Telangana involves the following steps:

Step 1: Online Application Submission The applicant needs to submit the layout application online through the official DTCP website. The application should be in the prescribed format and duly signed by the owner and architect.

Step 2: Submission of Required Documents The applicant needs to submit all the required documents along with the application. These documents include a site plan, layout plan, ownership documents of the land, encumbrance certificate, certificate of undertaking, and NALA proceedings.

Step 6: Issuance of DTCP LP Number After the layout plan is sanctioned, the applicant will be issued a DTCP LP (Layout Permission) number. This number is used for future references and approvals.

    Hi Sir,

    This is regarding Road width in the DTCP approved layout – you said : internal roads should have a minimum width of 9 meters (30 feet).

    I see in few places it should be as 33 feet for the internal roads, is it true ?
    Can DTCP approve a layout with 30 feet road ?
    Can RERA give approval with out DTCP approval ?
    Can we blindly buy a plot in DTCP and RERA approved venture ?

      Hi Rajesh Yarraguntla,

      You need to check LP number of the venture before buying the plot. If any venture got LP number that means approved by the DTCP Authorities. Most of the ventures have 33 feet road and 60 feet for the main road of the venture.

      You cant have DTCP layout in a industrial zone. You need to apply for land conversion from Industrial Zone to residential and then apply for DTCP approval.

    Sir,I brought Plot in 2013,march.our dtcp venture got l.p number in 2008.but according to hmda master plan 2031 the venture comes under peri urban area zone.
    Please let me know the current status of our Plot,does it falls under peri urban area zone or residential zone.

    Pl inform rule position (under DTCP Layout Rules) on giving approach road to neighbouring lands/areas while doing a layout.

    Also minimum area is required for doing a layout in villages having below 5000 population.

        Sir , old Dtcp layout 2006 , has LP number with technical layout and proceedings .. all development done and roads and open spaces gift deed done to gram panchayat.. but it doesn’t have a final layout and final order .. they haven’t taken.. they sold other plots on basis of technical layout .. 2023 can I buy this now or no ?

      Layout of above 3 acres land will make financial sense, as you have to dedicate ~25-30% for roads and greenary.

    I purchased a residential plot in a DTCP-approved layout in 2021. Recently, a new DTCP venture has been proposed adjacent to our existing layout. The owner of the new venture has purchased a plot within our existing DTCP layout, which is directly opposite mine, and is planning to convert it into a road for their venture.

    This conversion is negatively affecting the market value of a few plots in our layout.

    Could you please clarify if the conversion of a residential plot in an existing DTCP-approved layout into a road for a new venture is legal?

      Legally, all roads in a DTCP venture are considered public roads. But you can object to it if it has financial implications on your property. please get in touch with your layout association if you have one.

    Hi,

    I am a novice and wanted to take the advice of more knowledgeable folks here.
    We are looking to invest in some farm lands. We dont want to use it for building any residential property, but purely for planting some trees. Might be sometime in future will want to sale it or try and covert to residential.

    We came across few projects where they are selling farm plots of sizes 3 guntas to 12 guntas. Then I saw this article where it’s mentioned that in Telangana registration for farm lands less than 20 guntas is not permitted.

    Does someone know what is the current guidelines? Is it legal to purchase and get ownership of these small farm plots (less than 20 guntas)? If not I am wondering how these real estate companies are selling these? We encountered quite a few.

    Also, if this is indeed not allowed, how do residential plots projects start? Do the land owners convert the land for residential use first and then sale to the developer for the project?

    Any response is appreciated. As I said I am a novice so please excuse if the questions are fairly basic.

      If that layout is not nearby any lake you have nothing to worry about. If it does then go to your town planning authority to clear your doubts.

    Sir we have a plot in a old venture from 2008, it has got T.L.P number mentioned in it.
    Is that sufficient or do we need L.P number
    Are both one and the same
