Nanakramguda, once Hyderabad’s sleeping suburb, is now the center of real estate activity and economic growth. Originally a village under Serilingamapally mandal of RR district on the outskirts of Hyderabad has started its growth through infrastructure and real estate developments after its inclusion in the GHMC (Greater Hyderabad Municipal Corporation) in 2007. The start of “Hitec City” IT park has completely changed the real estate game in Hyderabad, which until then was stagnant. In the early 2000’s most buyers have focused mainly on Madhapur, where the IT park is located. IT establishments lined up near Cyber Towers, all the way upto the Durgam Cheruvu. Office spaces like L&T Infocity, Raheja IT Park, Acendas IT Park, Divyasree IT Park came up soon after.

This rapid demand for office spaces and residential housing made Madhapur-Gachibowli-Kondapur stretch run out of open land. The focus of realtors then slowly shifted to the nearby suburb areas of Nanakramguda, Gopanapally, Raidurg, Narsingi, Nallagandla and Manikonda.

WaveRock, an equal joint venture between GIC and Tishman Speyer, is the largest office space property spread over 2.5 million sq. ft. in the area. Nanakramguda has a sophisticated road (along ORR), sewage, and electricity infrastructure in place. And it is closer to many international schools like Oakridge and Keystone and is home to world class hospitals like Continental Hospitals.

Top builders like Aparna, Aditya, Golden Gate Properties, Jayabheri, Nivee, Myhome, Ramky, SMR, Shilpa, Sri Sai Gayathri, Vasavi, Vyjayanth etc. came in with huge projects over the last 10 years in Nanakramguda. Including small and medium builders, the total residential housing has seen hundreds of apartment units being sold and thousands of sq ft commercial space sold/leased each year in this suburb.
